Site plan sorted.

We’ll need a site plan showing your structure's location, setbacks and existing buildings. If you wish to create your own, you can visit Site Plans Online; however, we recommend using a professional architect or draftsperson. Once we have it, we’ll review and send you a quote within 24 hours.

After you’ve received your Stratco quote, their team will provide your Order Details, which will include dimensional elevations. Send these through to us with your site plan.

We’ll review your documents and provide a quote within 24 hours. Happy to proceed? Sign the engagement agreement and make payment, then we’re officially underway.

What's involved

Send us your site plan and Stratco order details. We’ll review them upfront and get a clear quote back to you within 24 hours. Once accepted, sign the engagement agreement, make payment, and we’ll get started.

What's involved

Our certifiers review your plans and documentation. If anything’s missing, we’ll let you know quickly so it doesn’t slow you down. Where extra council applications are required, we’ll handle lodgement for you. Once everything’s ready, we issue your Building Approval.

What's involved

Once approval is in hand, you can start building. Our team carries out the required inspections during construction, then completes a final inspection at the end. If all is compliant, we issue your Final Certificate.

Do all projects need approval from Council?

Some projects need both planning and building approvals, and others can go straight through private certification. If council approval is required, we’ll guide you on that process and coordinate referrals as part of our role.

Planning approval (sometimes called a Development Approval - DA) is issued by the local Council. It deals with land use and relaxation matters such as setbacks, zoning, flood or heritage overlays.

Building approval is issued by a certifier and relates to how the structure is designed and built to meet the Building Code and legislation.

If the work’s already done and wasn’t approved, Councils can take compliance action, so it’s important to get approval sorted. This is commonly referred to as retrospective approval (or as-built).

We can help you with retrospective approvals. Just send us the details and any plans or photos you have, and our team will guide you through what needs to happen next.

If your plans don’t meet the standard setback or site cover rules (e.g. a carport built within a certain proximity of a side boundary), you’ll need Council approval to vary them — that’s called a Relaxation Variation.

It’s not a roadblock, just an extra step. We’ll let you know if your design needs one and take care of the application for you.

For most residential building work over $3,300, the builder must take out QBCC Home Warranty Insurance. This protects homeowners if the work is defective or incomplete. A copy of the insurance cover must be provided to us before we can release your building approval.
