From plan to approval, here’s how we help.

Approval Pathway
What it is

Your project will need either a Development Application (DA) and Construction Certificate (CC) (Building Approval) or a Complying Development Certificate (CDC) (combined planning and building approval) before construction can commence. If you aren't sure which pathway is right for your project, no worries, we can help you out with this.

If your project requires a Building Approval pathway, this means you first need to go through the DA process with your local Council. Once you have received your development consent, then back to Buildcert for your CC. For a combined planning and building approval pathway, you are good to progress straight to the next stage.

Why it matters

Picking the right pathway means faster, smoother approvals and no costly backtracking.

What's involved

For a CDC, we just need your site plans to get started on your quote. If you do have any other supporting documents handy, like a Title Search, send these through too.

For a CC, we require a copy of your DA-stamped plans and development consent.

What's next

Once you have accepted your quote, we move on to formal lodgement and approval. To kick this off, you will need to complete the application form and send any necessary documents. We will guide you through what documents are needed and can help you source them. For more information, you can view our checklists.

Application

We prepare and lodge your application in the NSW Planning Portal. Our certifiers will assess your project and carry out a site visit. If we need further details, we’ll send you a request for information (RFI) and review the documents once received.

Approval time!

Once your application is approved, we will issue your CDC or CC and talk you through what's next. Your approval will make it clear what inspections are required and what we anticipate to make sure important steps aren't missed.

Next steps

We’ll flag any pre-construction steps, and once you’ve ticked the boxes, we’ll issue a Notice of Commencement. From there, it’s just a two-day wait and you’re good to go.

What's involved

Our certifiers conduct mandatory inspections at key milestones throughout the construction. The inspections required for your project will be listed on your approval. It is the Builder's responsibility to ensure inspections are booked in as needed.

Next day bookings - easy!

With next-day inspection bookings (when scheduled before 3pm and in our service areas), we help avoid costly delays and keep things moving.

Why it matters

These inspections keep your build compliant and help catch any issues early before they become bigger problems. Missing an inspection can impact final approval.

What it is

Once construction is complete, we will conduct a final inspection. Once final documentation is reviewed and everything checks out, we issue your Occupation Certificate.

Why it matters

This final tick of approval confirms your build meets all requirements and is safe, legal and ready to use.
