Once we have the right details, our team takes care of the rest. From there, we complete the final inspection and provide you and Council with your Form 21 (Final Inspection Certificate).

How we get your demolition approval sorted.
01
Planning & AdviceWe’ll help you understand what’s required for your specific site, including any planning overlays or Council referral requirements. If you’d like extra guidance, we also have a demolition checklist available on request. It outlines what you’ll need to provide and the information we use to get your approval underway.
It keeps your demolition safe, legal, and ready to go without delays.
02
Get A QuoteTell us about the structure you’re demolishing and we’ll give you a clear quote so you know what to expect.

Submit Your ApplicationOnce you’re ready to proceed, submit your application along with the necessary documents. To get started, in most cases, all we will need from you is:
- A description of what’s being demolished
- An aerial image or site plan clearly showing the structure
- Plumbing Approval (for sites with on-site sewerage)
- In some areas of QLD, a Referral Application may need to be sent to Council
We’ll guide you through all of it, so there’s no second-guessing.
Correct paperwork = faster approvals.
04
Fast Assessment & Approval IssuedWe assess your application, confirm all requirements are met, and coordinate any necessary Council Development Approvals or referrals. If everything’s looking good, we’ll issue your demolition building approval so you can legally start work.
Most demolition approvals are very straightforward in QLD, but we’re here to keep things moving quickly and take the guesswork out of the project for you.
05
Signed, Sealed & SortedOnce the structure is removed and the site is clear, our experienced certifiers will conduct a final inspection.
We’ll hand over your final certificate confirming that demolition has been carried out in line with requirements.

Frequently asked questions
We’ve got the answers to the most common demolition questions.
Do I need a demolition permit?
Yes. In Queensland, most demolition work needs building approval (often referred to as a demolition permit), even for smaller structures like sheds, garages, patios, or swimming pools. A private certifier can assess your plans and issue the approval before work begins.
What documents do I need to submit for a demolition permit?
We keep it simple. To assess your demolition approval, we just need:
- A short description of what’s being demolished
- An aerial image or site plan showing the structures to be removed
- Plumbing approval (only if the property has on-site sewerage)
That’s it, you don’t need to provide anything else. We’ll handle the rest from there.
This can change depending on the project, but don’t worry, we will guide you through what's needed.
Do I need Council approval for a demolition permit?
Not always. In most cases, we can issue your demolition approval without Council involvement. Some Councils, however, may need to be involved if you’re demolishing a dwelling or if your property is affected by planning overlays or heritage controls.
How long does it take to get a demolition approved?
Demolition approvals are usually one of the quickest to process. Once we have your documents, we can typically assess and issue your approval within just a few business days.
